Mission Statement

The Urban Coalition of Appraisal Professionals (UCAP) is an appraisal organization, whose purpose is to provide opportunities for business development, appraisal training, business expansion, and right-of-way agent training to students that have an interest in a professional career in real estate appraisal or the right-of-way industry. 

UCAP’s vision includes a unique specialized multifaceted training program, “Urban Appraisal Development Initiative (UADI)”, that offers alternative realworld solutions to some of the barriers of entry in the real estate appraisal and the right-of -way industry.

Partnership

UCAP will foster diversity, equity and inclusion as well as partnerships with other organizations to provide access to resources and contracting opportunities, which will provide those small businesses with potential for growth. Inequality isn’t just a social issue; it’s also a economics issue. Companies such as (Banks, Appraisal Management Companies and others) today must act to create a world that respects everyone’s dignity and makes equal opportunities available to all.

UCAP’s on-going and continual efforts will make it one unlike any other in this business. Our pre-licensing and continuing education course will empower our students to become some of the best trained in the real estate appraisal industry. We will also help some of our students with job placement and economic opportunities, which will allow those students to obtain the necessary hours needed to set for their state exam.

And help craft guidelines and regulations reducing issues such as Appraisal Bias and helping close the Appraisal Gap for minority appraisers.

Barriers of entry is an economic and business term describing factors that can prevent or impede newcomers in a market or industry sector and limit competition. These can include finding a supervisory appraiser, low starting pays, and other obstacles. That prevents minorities and women from entering the field and creating generational wealth for themselves and their families. We have found some solutions to this issue.

Quantitative Classroom & Online Training
UCAP will offer several methods of training including quantitative classroom training, for all of our students with some of the most respected instructors in the real estate appraisal and right-of-way industries. This includes online training for certain pre-and post-licensing courses.

This will include proficiencies needed to perform specific job skills relating to the inspection of the property and some of the more recognizable home defects and deferred maintenance items that can be encountered on the typical property observation or site tour.
